Surface Preparation

Preparation is not a service that repairs a defect; it is the stage that makes every coat above it stick. Washing off chalk and dust, scraping failed paint back to a sound edge, sanding gloss and rough grain, caulking the gaps that let water in, and priming what needs sealing. Nothing here is visible when the job is done, and everything here decides how long the job lasts.

Inland conditions are hard on coatings. Long stretches of high UV and heat chalk south and west elevations, stucco wicks moisture after winter rain, and fascia and trim on older tract homes dry out and check. Interiors have their own list: kitchen grease, bathroom mildew, nicotine, and the chalky flat paint on a rental hallway that will not hold a fresh coat.

Our estimates spell out the prep, because that is where corners get cut on a low bid and where failure starts two summers later. Surfaces are tested for adhesion and chalk, bare and repaired areas are primed rather than painted over, and every fill is sanded and sealed so it vanishes under the topcoat instead of flashing through it.
