About our rental turnover painting

Turnover painting is a repair job with a paint finish on the end of it. A vacated unit shows up with anchor holes, picture hangers, television mount holes, dinged corners, scuffed baseboards and door edges, and a bathroom ceiling that has gone a year without ventilation. Getting the walls flat again is most of the labor; the rolling is the short part.

Landlords with a single rental, property managers running multiple doors, and owners of condos and townhomes in newer Inland Empire subdivisions all run the same cycle: tenant out, repairs, paint, clean, list. A standardized wall color across a portfolio makes later turns considerably easier, because patch-and-touch becomes possible instead of repainting entire rooms every time somebody moves.

Our process

How we approach rental turnover painting

The order matters as much as the materials. This is the sequence we follow, and the estimate spells out which steps your job needs.

    Walk the Vacant Unit

    The unit is inspected room by room for holes, dings, water stains, missing texture and damaged trim, and the repair list is written into a free written estimate before any work begins.

  2. 02

    Patch and Texture

    Anchors and hangers are pulled, holes filled, corner bead dents repaired, and patches retextured to match the existing orange peel or knockdown so walls read as one continuous surface.

  3. 03

    Block Stains and Odor

    Water rings, smoke and nicotine staining are sealed with a stain-blocking primer. Covered with wall paint alone, that discoloration bleeds back through, usually right after the new tenant moves in.

  4. 04

    Coat Walls and Ceilings

    Ceilings are rolled flat, walls are cut and rolled in the portfolio color, and coverage is checked against the old color rather than assumed. Bathrooms and kitchens get a washable sheen.

  5. 05

    Enamel the Contact Points

    Baseboards, door casing, door edges and closet trim get an enamel coat. Those are exactly the surfaces the next move-in walkthrough is going to be conducted against.

  6. 06

    Ready for Listing

    Plates and hardware go back on, the unit is swept and wiped down, and it is handed over clean and photograph-ready so flooring, cleaning or listing can follow immediately.
