Painting in Temescal Valley

What Temescal Valley homes and buildings need

The Temescal Valley runs south from Corona along the 15 toward Lake Elsinore, a corridor of master-planned communities set between the Santa Ana Mountains and the hills on the east side. The housing is mostly newer than the cities north of it: stucco bodies, tile roofs, planned streets, and a lot of homes built close enough together in time that they all need exterior attention around the same stretch of years.

Exposure is the defining factor. The valley channels wind, the sun is unobstructed for most of the day, and elevated lots catch both. South and west elevations chalk and fade first, caulk joints at windows and trim open up, and garage doors and front doors take a beating. Exterior repaints, garage door refinishing, fascia and trim, and stucco crack repair are the bulk of what fits here.

This is unincorporated Riverside County rather than a city of its own, and many of the communities along the corridor still run their exterior colors through an association. We are based just up the freeway in Corona, so the drive is short. Estimates are free and the scope is written out surface by surface. Amaral Precision Painting LLC is licensed, bonded and insured, CA LIC# 1160754. Corona sits at the north end of the corridor and Lake Elsinore at the south, with El Cerrito just to the east.

Local detail

What we watch for in Temescal Valley

Local housing stock, exposure and construction era change the prep before they change the paint.

  • Sun and wind exposure

An open corridor with elevated lots means exteriors here weather faster than they do in sheltered neighborhoods. We pay particular attention to the west wall, the fascia and any south-facing trim, and we plan spray days around the afternoon wind rather than fighting it.

  • Community color guidelines

Most of the planned communities along the corridor publish an approved exterior palette and expect you to submit before repainting. We will quote against whatever you have been approved for, and we can put brush-outs on the wall if you are still deciding.

  • Stucco cracks before paint

Hairline cracking around windows and at wall transitions is common on newer stucco as a house settles. Paint alone bridges it for a season at best. We patch, texture to match and prime those areas first so the finish coat has something sound underneath.
