Painting in Lake Forest

What Lake Forest homes and buildings need

The name comes from the eucalyptus groves planted here at the turn of the last century, and the city still reads as two places joined together. The older El Toro neighborhoods went up in the 1960s and 1970s on flat ground, with wood fascia, wide eaves and single-pane window casings that have now been repainted several times over. Foothill Ranch and Portola Hills, annexed in 2000, are a generation newer and climb into the Saddleback foothills, and Baker Ranch is newer still.

The split decides the scope. In the older tracts the value sits in wood preparation and stucco repair: scraping and sanding failed coating off fascia and rafter tails, resetting loose trim, opening and filling cracks, then a coating built for full sun. In the foothill developments the stucco is sound but the exposure is harder, the lots are steeper, and the color is set by an association rather than by you. Interiors on both sides run to the same list, tired walls, popcorn ceilings and dated cabinetry.

We run out of Corona and come down the 241, which puts Lake Forest inside a routine working radius rather than at the edge of one. Ask for an estimate and you get a walkthrough, a written scope and a free quote with no pressure to decide on the spot. Licensed, bonded and insured, CA LIC# 1160754.

Local detail

What we watch for in Lake Forest

Local housing stock, exposure and construction era change the prep before they change the paint.

  • Two eras in one city

A 1972 El Toro house and a 1998 Foothill Ranch house need almost nothing in common from a painter. The first is a wood-preparation job with stucco patching behind it; the second is a wash, caulk and recoat against an approved palette. We scope them differently rather than pricing by square foot.

  • Foothill exposure and wind

The upper neighborhoods sit higher, drier and more exposed than the flats, and they catch the wind coming down off the Santa Ana range. That scours a chalking coating and drives dust onto wet paint, so elevations get scheduled around the forecast and we will tell you plainly when a day should move.

  • Shade, eucalyptus and mildew

Mature groves and deep overhangs keep north-facing walls, fences and patio covers damp longer than they should be, and mildew takes hold in the film. It has to be washed and treated before a finish coat goes on, because painting over it simply buries the problem for a season.

Questions

Lake Forest questions we get asked

Our El Toro house has original wood fascia. Does it need replacing?

Usually not all of it. Most fifty-year-old fascia is sound under a failed coating and only fails at the ends and the joints, where water sits. We scrape back to a solid edge, sand, fill splits, spot-prime the bare wood and caulk before finishing. Where a board is rotted through we will show you the section and scope the replacement separately rather than painting over it.
