About our new construction painting
Painting a new build means applying the first coat a surface will ever have, and that changes the whole approach. Bare drywall drinks primer unevenly, new trim and doors need end grain and back sides sealed, and framing lumber is often still releasing moisture. The primer coat is also where drywall finishing gets audited, since every seam and screw shows the moment it goes on.
Room additions, accessory dwelling units, garage conversions, custom builds and spec homes all need this, and the painter is one link in a chain: drywall, texture, paint, then cabinets, flooring and fixtures. Builders and general contractors in North Orange County, along with remodel clients adding square footage, need the paint scope to hold its slot without pushing the trades behind it.
We coordinate with the builder's schedule and work in the correct order: prime, punch the drywall, texture, then finish coats before flooring goes down. Punch-list items are handled as one defined pass instead of an open-ended trickle. New exterior stucco is given proper cure time before coating, which in dry inland conditions means watching the substrate rather than the calendar.

Primer Done Properly
A drywall primer-sealer over bare board is not optional. It equalizes suction between paper and joint compound, which is the only way a finish coat reads as one flat surface.
Drywall Punched Under Primer
Defects invisible on bare board appear the moment primer is on. Repairing them at that stage costs a sanding pass; finding them after the finish coat costs the whole wall.

Our process
How we approach new construction painting
The order matters as much as the materials. This is the sequence we follow, and the estimate spells out which steps your job needs.
- 01
Coordinate the Sequence
Paint slots between drywall finishing and the finish trades. We confirm dates with the builder so priming does not land before texture is done or after flooring has already been installed.
- 02
Prime Bare Drywall
New board and joint compound absorb at different rates, so a drywall primer-sealer goes on first. Equalizing that suction is what makes the finish coat look uniform instead of patchy over seams.
- 03
Punch the Primer
With primer on, seams, screw pops, nicks and edge damage finally show themselves. Those get repaired, sanded and spot-primed before finish coats, which is the cheapest point in a build to fix drywall.
- 04
Texture and Match
Wall and ceiling texture is applied or matched to specification, then allowed to dry through. Getting orange peel or knockdown right here avoids a visible transition into existing rooms on an addition.
- 05
Finish Coats and Enamel
Walls and ceilings receive their finish coats, and trim, doors and jambs are enameled. Back sides and end grain on new trim are sealed so moisture cannot reach raw wood later.

Punch List Pass
After the finish trades, one defined touch-up pass handles the marks flooring, cabinet and fixture installers leave behind. Doing it once, at the end, is what keeps it from dragging on.
